1. Contract Formation

These Terms and Conditions apply to all building, renovation, and property development services provided by S&L Construction Group. A formal contract is established once a written quotation has been accepted by the Client and a commencement date is agreed upon.

2. Quotations and Estimates

  • All quotes are valid for a period of 30 days from the date of issue.
  • Estimates are subject to change if the scope of work is altered or if latent defects are discovered during the project (e.g., structural issues not visible during the initial survey).
  • Any additional works requested by the Client will be treated as a “Variation” and priced accordingly.

3. Payment Terms

  • Deposits: A non-refundable deposit of [e.g., 10-25%] is required to secure a start date and order initial materials.
  • Stage Payments: For larger projects, a schedule of interim payments will be agreed upon in advance.
  • Final Payment: The balance is due immediately upon practical completion of the works.
  • Late payments may result in the suspension of work and interest charges as per the Late Payment of Commercial Debts (Interest) Act 1998.

4. Client Obligations

The Client agrees to:

  • Provide clear access to the site and welfare facilities (water/electricity).
  • Obtain all necessary Planning Permissions and Building Regulations approvals unless otherwise agreed in writing.
  • Inform neighbours of upcoming works where shared boundaries are affected (Party Wall Act).

5. S&L Construction Obligations

  • We will carry out all works with reasonable care and skill, using materials of satisfactory quality.
  • We will maintain valid Public Liability Insurance throughout the project.
  • We will adhere to Health and Safety standards, including CHAS and SafeContractor guidelines.

6. Timelines and Delays

  • We aim to complete projects within the estimated timeframe; however, we are not liable for delays caused by extreme weather, specialist material shortages, or unforeseen structural complications.

7. Warranty and Defects

  • Works are guaranteed against faulty workmanship for a period of [e.g., 12 months] from completion.
  • This guarantee does not cover fair wear and tear, structural movement, or damage caused by the Client or third parties.

8. Cancellation Rights

  • Domestic Clients: Under the Consumer Contracts Regulations, you may have a 14-day “cooling-off” period to cancel the contract.
  • If work is requested to start immediately within this period, the Client is liable for the cost of any work performed up to the point of cancellation.

9. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the English courts.
